We're often asked this question, and it's okay – we're not offended! The vacation home rental business is full of scams and unscrupulous people. It's best to proceed with caution. Of course, our answer is yes – Evergreen Florida Vacation Homes is a legitimate business.
We have been in business since 2004. Since that time we have taken more than 40,000 reservations and hosted more than 180,000 guests. We are licensed with the state of Florida, as well as Osceola and Polk counties. We always comply with regulatory requirements and abide by all health and safety guidelines.
The questions and answers below will provide more insight into how we operate. We assure you that, while we offer quality accommodations in some of the finest resorts at very competitive rates, we value honesty and integrity above all else. Quite simply, choose the home you want on our website and book it instantly with the online form! You can also give us a call to take care of the reservation. We only offer specific homes and attempt to showcase them in the best possible way. Accurate photos and descriptions are paramount. You'll also find our homes on the best vacation websites in the world. However, the cheapest and most efficient way to reserve one of our homes is to book direct on this website.
If you book direct with Evergreen Florida Vacation Homes, you pay 25% of the rental only at the time of booking. The remaining balance is due 30 day before your arrival. If you cancel the reservation for any reason before that 30 day period, you receive a full refund of any monies paid. There are no other fees to pay up front. Everything required to complete the reservation is clearly shown in the quote that you will see for your vacation home.
You will stay in the vacation home you choose. We do not offer generic homes. We understand that clients often have different needs and that choosing a home is a big part of the vacation experience. In the rare event of an emergency, we may have to offer alternative accommodations. But in almost every case, a client will stay in the home of their choice. That is the way we like it.
Guests can see what their reservation includes before they confirm the booking. Basic fees in addition to the nightly rate include a booking fee and cleaning fee for reservations of less than seven nights. The booking fee is minimal and covers the cost of all the paperwork we send out relating to the reservation. We send documents directly to you using the contact information you provide at time of booking - we would urge you to read these documents thoroughly as they contain essential information designed to make your stay more enjoyable.
Other fees we may charge relate to optional services requested by guests, such as pool heat, BBQ rental, early check-in, or late departures. These optional requests carry a fee, but everything is transparent and we don't charge anything until agreed upon by our guests.
The simple answer is no. When you book a home with us, everything you see inside the resort is available to you and included in your price unless clearly stated in the listing for the home. In all the resorts where we offer homes, there are no surprises such as parking fees or charges for Wi-Fi access within the home. We know that many hotels have now adopted the resort fee policy. We believe this is one of the biggest scams in the hotel industry. But we don't assess a resort fee when you book a vacation home through Evergreen, so there is no need to worry.
The balance on your home is not due until 30 days prior to arrival. If you cancel before then, you receive a full refund of the deposit paid. Canceling after that would involve a penalty of some kind. The full cancellation policy is available on our Terms and Conditions page.
Once we receive your reservation, it goes into our system and we assign a confirmation number. We then send you a confirmation pack using the number generated as a reference for the reservation. You should use this confirmation number at all times when discussing your reservation with us. About seven days before you arrive, you will receive a packet via email with all the information you need to locate the home and gain entry. You will not check in-at our office. We know that guests want to get on with their vacation. We try to make it as easy as possible by sending you straight to the property.
Check-in time is 4:00 p.m. Check-out time is 10:00 a.m. We can arrange early check-ins and late check-outs for a fee in advance of your stay, so please feel free to ask us about that.
Each home has an electronic keypad on the front door. The unique code appears in the packet you'll receive. We generate a new code for every guest, so no two codes are the same. All you do is enter the code in the keypad when you arrive and you should be all set. We advise that you bring your arrival pack with you on your journey. If you're asked to produce it either in the resort or by security, then you'll have it at your fingertips. Please note that some resorts do ask for names of drivers entering the community beforehand, which is information that we will request from you to ensure a smooth entry into the community for your party members.
The information we send you will contain a contact number for Evergreen Florida Vacation Homes. You can call us to discuss details of your reservation, report any maintenance issues, or inform us of emergencies if they occur. Please listen to the options provided at 1-800-406-4140 and select the option you need. If there is no answer, please leave a voicemail. That voicemail will go to several different people and we always monitor incoming messages. We believe our response times are the best in the business. We always make ourselves available to take care of a guest.
While licensing laws apply to vacation rentals, we also put the properties first. One reason why our homes are so well thought of is because we do try to limit occupancy. For that reason, the limits are:
We do check the number of guests on each reservation so we ask that guests respect the rules of a home.
No. Service animals are allowed, of course, but we require documentation in that case. Without that, we do not permit any pets.
All our homes are non-smoking. A fee does apply if we find that a guest has been smoking in the property.
The party leader must be at least 21 years old, no exceptions. We always request a signed registration form for each reservation, and the party leader is responsible for any issues that occur.
We do not take a security deposit in cash, but we do authorize the credit card you place on the reservation for the amount of $500 for each reservation. This is simply to cover Evergreen in the event of damage or loss to the home and the authorization will automatically end 7 days after you leave the home. Of course, if there is any reason to charge, you will be informed in full and we want to assure you that we always use common sense and reason in these matters so everything will be as transparent as you would expect.
All our homes have full kitchens equipped with appliances, tableware, and glassware. We also supply all bath towels and bed linens. Please remember that our homes are self-catering. Thus, replenishing supplies is the responsibility of the guest. To help, we supply a starter pack which includes hand soap, paper towels, toilet paper, dishwasher detergent, washing powder, shampoo and conditioner. We would like to just confirm that we do not supply washcloths in accordance with recommendations made by the Florida Department of Business & Professional Regulations for sanitary reasons.
All homes have Wi-Fi (wireless Internet access), which we offer complimentary to all our guests. You can locate the network name and password in the welcome pack we send prior to your arrival, as well as in the welcome book in the home.
Unfortunately, many of the transportation companies that provided such a service are no longer operating in this area. If that changes, we will certainly update our services but as things stand, most resorts and companies advise guests to use popular ride share services such as Uber and Lyft.

We do not ask guests to do anything other than make sure the home is locked and secure when you leave. It is always helpful if guests try to start the wash of used linens, but it is not required. We do value guest feedback after a stay, so please feel free to contact us about that. Of course, we always appreciate positive reviews if you booked through one of our booking platforms like VRBO or Airbnb.
