Evergreen Florida Vacation Homes already manage several homes in your area, and we offer a very personalized service which places the emphasis on owner satisfaction. We take care of your property as you would do yourself, and we offer a whole range of services that cater both for your needs, and for those of your guests. We can provide references from our many satisfied owners, and we will also offer, where required, a guaranteed rental programme that will help you budget with some degree of certainty from the outset. Your home in Florida needs, and deserves, to be taken care of in a respectful, considerate, and professional manner. These are our strengths, and we would welcome the opportunity to prove it.
As an incentive to new home owners, we do offer a 60 day free management program, and a free evaluation service. We will check your home to make sure it is legal and complies with health and safety requirements. We will also inspect various items within it to make sure it is being well maintained. We will then make recommendations on what needs to be done to make your house compliant and ready for vacation rental. This is a very popular service and has been well appreciated by our owners to date. Property Management Details
By being close to your property, we are able to keep a regular eye on your investment, and we are here to assist you or your guests whenever required. We are never far away from your home, and are always obtainable by phone, fax or e-mail. Our responsibilities to homeowners therefore include:

Maintenance:
Carried out on your home promptly and discreetly.
Your lawns, plants and shrubs will be cared for on a weekly basis. Your pool will be constantly checked and its cleanliness and water quality monitored and efficiently controlled. Your home will also be subjected to regular pest control treatments, regardless of whether the house is occupied or not. We carry out essential maintenance twice a year as well as routine maintenance as and when required.
We have our own maintenance crew and we pride ourselves on the condition of our homes regardless of how much traffic goes through them. Every six months we will do a series of checks for plumbing issues, recaulking, touch-up, carpets, etc. This is in addition to constant checks whenever a guest leaves and prior to another one arriving. We do check every home on the day of arrival and within a few hours of a guest leaving.
This hands-on approach is not common in this business but does put us in a prime position to address issues before they become more serious. If we think a guest is to blame for damage or loss then we will not hesitate to charge them to put it right.
Our inspection procedures are second to none and this goes to prove that our prime concern really is to protect your investment and keep the home looking at its best at all times.

Cleaning:
One of our specialties.
We treat your home to a thorough clean at each changeover and pay great attention to detail. We have a team of cleaners at our disposal, all highly trained and fully conversant with all the requirements laid down by the Division of Hotels and Restaurants.
Each home is deep cleaned twice a year as we recognize the importance of this to our guests. After the home has been cleaned, it is then inspected by Wendy who leaves nothing to chance. She will ensure that the clean was up to standard and she prepares the home for every incoming guest by turning on lights strategically for instance, and preparing gamesrooms so that they look their best and are ready to use immediately.
This shows a level of care and preparation that we are proud of and creates that very favourable first impression for the guest that we think helps get them into the mindset of showing the home the respect it deserves. When Wendy is satisfied with the cleanliness of the home and it's preparation for the guest, she leaves her card to let guests know that we were there just before they arrived and that we considered the home in great shape.

Administration:
All utility bills for your home, as well as any due taxes on rentals, are paid promptly by us and invoiced to you on a monthly statement. This is of course if you want us to pay them as we have many owners who take care of their own administration and we have no problem with that. Our statements are made available on a secure server each month and each owner has their own unique password so that they can view the history of their account with us. This is particularly useful to accountants at year end.
Any surplus funds due are paid to you as accrued, either by check or directly into your bank account. Each owner is also provided with a link to an online calender which shows the availability or otherwise of your home. We feel that we work very closely with our owners to give them as much information as possible because we realise that this is a business for you just as much as it is for us. Your home has to be legal to be rented and we make sure that it is so. We take care of all your licensing needs and that issues inside the home are in accordance with Health and Safety Regulations.

Security

We realise that security is very important in any home, especially a vacation home where guests are often targeted by burglars for cash or credit cards.
We do advise owners to buy an alarm system and we can help with that but we also take additional measures inside the home and educate guests as best we can. One additional measure that we take has proved a big hit with owners and guests alike and is not standard in this industry. We give every guest a unique code for the lockbox outside the home, which houses the key, and this is changed everytime a guest leaves. As we inspect every home for loss, damage or theft after each guest anyway, it makes sense to secure the property too and this measure means that nobody gains access to the home without our knowledge, even a previous guest returning to it. Your home is in safe hands with us and we want you to be confident and comforted with that knowledge.

Rentals:
We work with a small team of agents to ensure that your home achieves maximum rentability. We expect most homes to achieve a minimum of 20 weeks a year and probably more. In some resorts like Windsor Hills for example, rentals will be in excess of 30 weeks and possibly more. We are very careful to choose the right homes to manage, and we never promise anything we cannot deliver. Our advice is always honest and forthright and we feel we have the experience to give a detailed insight into what your home can realistically achieve.
In some cases, we will offer guaranteed rental programs and this can be discussed when we have assessed the property and the location.
We will be pleased to try and fill any gaps if you obtain your own bookings, and we will try to help you achieve this by both designing and hosting your own individual website, in your own favorite colors and with your chosen name.
This has proved a popular option with many of our owners and as there is only a flat fee of $150 per site, and hosting is free for however long you remain with us, it is easy to see why.
We have also spent a great deal of money promoting our website and our company which has increased the number of bookings we take directly.
Our success in this very competitive market has been reflected in our growth and we are now 3 times the size we were 4 years ago. Our growth has been planned and in line with what we know we can achieve but we very much place the emphasis on offering quality and not quantity.We hope we have answered many of the questions you may have had for us and that you now have a greater idea of how we operate and what our principles are.

Our Management services include the following and are charged as follows:
Home Management, monthly: $125 (3-4 bed) $150 (5-to 7-bed)
Pool Maintenance, monthly : $80
Lawn care, monthly : $75
Cleaning charges, per time : $65-75 (3-4 bed) $85 (5 bed) $100-125 (6/7 bed)
Pest control, monthly : $25
We currently make no charge for check-ins, bill payments, or tax payments but some owners have taken up our offer to do the administration on all their bookings and indeed do take payments too for which there is a charge levied.
We do not tie owners to long-term contracts either, it is after all, your home and you may terminate our management at any time without penalty, providing we receive 28 days notice.
